Johnson Development, a dynamic and innovative developer, entrusted MSR Engineers with providing structural and civil engineering services for their flagship project located in the Graham Heights area of Barbican, Kingston. This ambitious development features 54 residential units, comprising a mix of studios, one-bedroom, and two-bedroom apartments, strategically spread across a narrow 1.5-acre property.
The buildings, ranging in height from three to four storeys, include duplex units on the upper floors, offering a diverse living experience. A notable feature of the project is the inclusion of a pool and recreational area, positioned in a challenging corner of the site. The successful execution of this element required meticulous planning and careful coordination of contractor activities.
One of the critical challenges faced was the site's stepped terrain and limited width, necessitating precise coordination of services and drainage systems to prevent conflicts. The proximity of neighboring properties posed additional risks, particularly during periods of heavy rainfall before the installation of the drainage systems. These risks were effectively managed by our dedicated team.
The construction methodology employed cast concrete walls and floor slabs, complemented by lightweight steelwork for the roofs and balconies of the duplex units. This combination ensured both structural integrity and aesthetic appeal.
Moreover, the installation of a new sewer line along the narrow Birdsucker Lane to connect with the recently upgraded Barbican Road sewer system required careful collaboration with local authorities, further showcasing our commitment to excellence in project execution.
